Loan & Investment Sizer

The Loan and Investment Sizer is one of the most valuable tools within the KISCL© software.
There are three "What If" scenarios located on the Loan & Investment Sizer page. The first, as you can see below, is the DCR sizer. The DCR sizer lets you make changes to the minimum DCR, the Interest rate and or the amortization period and see the financing structure on the right for qualifying rents and market rents. The second "What If" is the Cap Rate sizer. Once again you can change your numbers and see your results for qualifying and market rents after clicking compute. The last section is the "Cash 0n Cash" calculator, also known as the return on equity calculator. The return on equity, defaults to 5.5% cash on cash analysis, which will determine the purchase price or cap rate necessary to achieve this yield. You can structure any what if scenario for any of these sections as shown below.
